Property Sale Process and Required Documents

This page outlines the step-by-step process of buying real estate in Russia, focusing on Moscow. It also lists the required documents for each stage.

Our team provides full legal and administrative support to both residents and foreign buyers — from property selection to official registration (Rosreestr).

  1. Initial Contact & Needs Assessment

    When a potential buyer contacts us through our website or messaging platforms:

    We first verify the ownership details, price, legal status, and availability of the chosen property.
    If the selected unit does not meet the buyer’s expectations, we offer new alternatives based on their criteria.
    These preferences may include location, investment potential, proximity to the metro, registration readiness, or rental yield.
    At every stage, we present 3 alternative options and continue searching until the right match is found.
  2. Document Preparation & Notary Appointment

    Once the property is selected, all required documents are prepared, and a notary appointment is scheduled for signing and verification.

    Required Documents:

    • Passport (with notarized Russian translation for foreign buyers)
    • Tax ID (INN) for both buyer and seller
    • Migration card and residential registration (propiska), if the buyer resides in Russia
    • Property ownership extract (EGRN) from the seller
    • Sale and Purchase Agreement (in Russian)
    • Notarized Power of Attorney, if represented by an agent
    Foreign buyers can also complete the transaction remotely through a notarized Power of Attorney.
  3. Land Registry Procedures & Sale Execution

    All real estate transactions in Russia must be officially registered with Rosreestr (Federal Service for State Registration). On the appointed day, both parties or their representatives visit the notary office or MFC (My Documents) to finalize and submit the sale for registration.

    Required Documents:

    • Signed sale and purchase contract
    • Proof of payment or bank transfer receipt
    • Government fee payment receipt (state duty)
    • Rosreestr application form
    After submission, Rosreestr completes the ownership registration within 7 working days (in some cases faster for electronic submissions).
  4. After Completion

    Once the transaction is completed and registered, the buyer receives an official ownership certificate (EGRN extract) in digital or printed form. Our team assists with: - Residential registration (propiska) at the new address - Utility contracts (electricity, water, internet)- Tax and legal consultation for property owners

    Required Documents:

    None — the ownership is confirmed through Rosreestr’s electronic system.
